    Conveyancing Cost Calculator

Plan your property transaction with a clearly itemised, non-binding estimate.

Indicative estimate only — not a binding quotation.

This calculator provides an indication of possible costs based on the information entered and the stated assumptions and schedules. It is not a binding quotation, invoice or guarantee of the final amount payable.

Actual costs may vary depending on the transaction, property value, financing arrangements, applicable taxes and tariffs, additional work, third-party charges and disbursements. Some costs cannot be determined until the relevant documents and circumstances have been reviewed.

Professional fees are negotiable. Please request a transaction-specific written quotation from Spence Attorneys before relying on these figures or making financial commitments.

    Transaction details

Use the greater of total consideration and fair value. For a standard-rated sale this estimate assumes the value equals the VAT-inclusive price. If it does not, request a quote. No commas; maximum two decimal places.

A VAT-registered seller alone is not enough. Zero-rated and uncertain transactions require a quote.

For a standard single-property transfer and, if selected, one ordinary new mortgage bond, or a seller’s single-bond cancellation. The entered property value must include additional consideration and be no less than fair value. Historical acquisitions, zero-rated supplies, exemptions, donations, deceased estates, multiple bonds/properties and other special transactions require a written quote.

What the estimate includes and excludes

For a standard single-property transfer and, if selected, one ordinary new mortgage bond, or a seller’s single-bond cancellation. The entered property value must include additional consideration and be no less than fair value. Historical acquisitions, zero-rated supplies, exemptions, donations, deceased estates, multiple bonds/properties and other special transactions require a written quote. Excluded (amounts unknown, not zero): municipal rates/levy clearance payments and advances; bank/initiation/early-cancellation charges; courier and other third-party costs; additional deeds, consents and complex work. Bond-registration and cancellation agents may charge additional firm fees. Purchase price and property VAT already in that price are not added to the cost total. Spence transfer fees are approximate firm fees, including both application fees, not statutory charges. VAT at 15% is included on taxable fees only. Professional fees are negotiable; the written quote must reconcile the scope of firm fees with work included in the professional fee.
